Geneva is taking longer to sell, even with higher prices

The one fact that changes what a Geneva homeowner should do right now: buyers are still paying close to full price, but they are taking much longer to get there. That means pricing and patience both matter more than they did a year ago.

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That is the backdrop for everything you are about to read.

Geneva: prices up, but buyers are moving slowly

The Real Estate Data Aggregator counted 16 homes sold in Geneva (ZIP 32732) in the three months ending August 31, 2026. That was up 33.3% from the same months in 2025. More homes sold, but that does not mean they sold fast.

The Real Estate Data Aggregator put the median days on market in Geneva at 69 days. That is 48 days longer than a year ago. In my 31 years in this business, a jump that size in one year is worth paying close attention to.

At the same time, the Real Estate Data Aggregator shows the median sale price in Geneva rose 4.9% to $647,500. Buyers are still paying. They are just not rushing.

The Real Estate Data Aggregator shows that 35.7% of Geneva homes went under contract within two weeks of listing. That is up 2.4 points from a year ago. So when a home is priced well, it can still move quickly.

Homes for sale in Geneva rose 21.1%, to 23 homes, according to the Real Estate Data Aggregator. More choices for buyers means they can afford to think longer before deciding.

How the rest of this market compares

Geneva is not the only part of this market slowing down. The Real Estate Data Aggregator counted 99 homes sold across Lake Pickett, Geneva, and Chuluota combined, down 3.9% from a year ago. Homes for sale across all three areas rose 28.7%.

Chuluota (ZIP 32766) is the tightest part of this market. The Real Estate Data Aggregator shows just 2.5 months of supply there, and 37.3% of homes went under contract within two weeks. That is the fastest pace of the three areas.

Lake Pickett (ZIP 32820) sits in the middle on speed, at 47 days on market. But the Real Estate Data Aggregator shows only 20% of Lake Pickett homes went under contract within two weeks, down 10.6 points from a year ago. That is the sharpest drop of the three areas.

The rate picture behind all of this

CNBC reported that the average 30-year fixed mortgage rate fell to 7.41% from 7.50%. That is a small move in the right direction, but rates are still high.

CNBC also reported that mortgage purchase applications fell 7% for the week and were 18% lower than a year ago. Fewer buyers are entering the market nationally. That matches what we are seeing locally in longer days on market.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Geneva's 4.9% price gain is running ahead of that national pace, which is worth noting.

In short
  1. Geneva prices are up 4.9%, but homes are taking 69 days to sell, which is 48 days longer than a year ago.
  2. Buyers are paying close to list price when they commit.
  3. They just need more time to get there.
  4. Price it right from the start and the numbers still work in your favor.

One more thing worth saying: these numbers cover whole ZIP codes. One street in Geneva can read very differently from the ZIP code as a whole. If your home sits on a larger lot or in a particular pocket of this area, the story may not be the same as the overall picture.
