Nearly 3 in 10 homes went under contract in two weeks
That is the most important thing to understand right now. Even with rates above 7%, motivated buyers are moving fast on the right home. The Real Estate Data Aggregator counted 29.8% of homes in ZIP 32819 going under contract within two weeks. In ZIP 32836, that share was 28.8%. Both are up from a year ago.

ZIP 32819: more sales, prices up, but homes are sitting a week longer
The Real Estate Data Aggregator counted 122 homes sold in ZIP 32819 during the three months ending August 31, 2026. That is up 29.8% from the same three months in 2025. The median sale price came in at $522,500, up 2.9% year over year. Those are solid numbers.
The honest part: median days on market in 32819 was 52 days, which is 7 days longer than a year ago. Not every home sold fast. The ones that did were likely priced to match what buyers saw as fair at 7.49% rates.
Supply is tightening in 32819. The Real Estate Data Aggregator showed 204 homes for sale, down 9.3% from a year ago. New listings dropped 7.8%. With less to choose from, well-priced homes are drawing attention.
ZIP 32836: prices jumped 14%, and homes are selling faster
The upper end of Dr. Phillips is moving in a different direction. The Real Estate Data Aggregator put the median sale price in ZIP 32836 at $980,000 for the three months ending August 31, 2026. That is up 14% from the same period in 2025.
Median days on market in 32836 came in at 43 days, which is 11 days shorter than a year ago. Fewer homes sold overall, 82 compared with more the prior year, down 12.8%. But the ones that sold moved quicker and closer to asking price. The Real Estate Data Aggregator showed a sale-to-list ratio of 96.8%, up 0.8 points.
Supply grew in 32836. The Real Estate Data Aggregator counted 155 homes for sale, up 13.1% from a year ago. More competition means pricing still matters. The 8.5% of homes that sold above list price, up 5.3 points, were almost certainly the ones that stood out.
The wider picture: rates and national trends
Rates are the backdrop for all of this. CNBC reported that mortgage purchase applications fell 2% in the week ending October 7, 2026. Realtor.com noted that 20.8% of listings nationally had price cuts in September 2026, the highest share since October 2022. That is the national picture.
Dr. Phillips is holding up better than most. The Federal Housing Finance Agency reported U.S. home prices rose just 2.6% year over year through July 2026. ZIP 32819 came in at 2.9% and ZIP 32836 came in at 14%. This area is outpacing the national average.

Across both ZIP codes, the Real Estate Data Aggregator counted 204 homes sold in the three months ending August 31, 2026. That is up 8.5% from the same period in 2025. Homes are moving.
Pending sales across Dr. Phillips came in at 187, down 16.5% from a year ago. That tells you the pipeline is a little thinner going forward. Buyers are selective. The homes going under contract in two weeks are the ones that gave buyers no reason to hesitate.
