More homes to choose from, but this area is still moving
The one fact that changes what you should do right now: inventory is up 28.7% from a year ago. The Real Estate Data Aggregator counted 112 homes for sale across Lake Pickett, Geneva, and Chuluota for the three months ending August 31, 2026. More choices for buyers means sellers have to work a little harder on price and presentation.
That bigger number does not mean demand disappeared. The Real Estate Data Aggregator counted 100 pending sales across the same three ZIP codes. That figure held flat compared with a year ago. Buyers are still making decisions, even with rates at 7%, as Realtor.com reported.
Rates are adding pressure from outside this market. CNBC reported the average 30-year fixed rate at 7.41% as of October 21, 2026. Realtor.com noted rates topped 7% for the first time since January 2025. That slows some buyers. CNBC also reported that mortgage purchase applications fell 7% in one week and were 18% lower year over year. Still, 100 pending sales here says this area is holding up better than many.
Each community tells its own story
These three areas sit close together, but they read differently. Here is what the Real Estate Data Aggregator showed for each one for the three months ending August 31, 2026.
| Lake Pickett (32820) | Chuluota (32766) | Geneva (32732) | |
|---|---|---|---|
| Median sale price | $602,500 | $620,000 | $647,500 |
| Price change vs. last year | +1.3% | +10.2% | +4.9% |
| Homes sold | 30 | 53 | 16 |
| Median days on market | 47 | 39 | 69 |
| Months of supply | 4.6 | 2.5 | 4.4 |
| Sale price vs. list price | 99.3% | 97.6% | 97.3% |
Lake Pickett, ZIP 32820
The Real Estate Data Aggregator put the median sale price here at $602,500, up 1.3% from a year ago. Homes averaged 47 days on market, which is 10 days longer than last year. That said, sellers here are getting 99.3% of their list price. That is actually up 1.9 points from a year ago. Price carefully and you are still landing very close to your ask.
One number to watch: only 20% of homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That is down 10.6 points from a year ago. The quick-sale window has narrowed. Homes for sale rose 15.4% to 45, while new listings held flat. The Real Estate Data Aggregator counted 35 pending sales, down just 2.8%.
Chuluota, ZIP 32766
Chuluota is the most active of the three. The Real Estate Data Aggregator counted 53 homes sold, the most in this group. The median sale price reached $620,000, up 10.2% from a year ago. That is a meaningful jump. Homes are sitting 39 days on average, 17 days longer than last year, but supply is only 2.5 months. That is the tightest reading across all three areas.
Pending sales here rose 4.1% to 51, per the Real Estate Data Aggregator. And 37.3% of homes went under contract within two weeks of listing. That share actually ticked up 0.6 points from a year ago. Homes for sale jumped 51.7% to 44, so buyers have more to look at. But motivated sellers are still finding buyers.
Geneva, ZIP 32732
Geneva has the highest median sale price of the three. The Real Estate Data Aggregator put it at $647,500, up 4.9% from a year ago. Sales volume actually rose here, up 33.3% to 16 homes sold. That is the only area in this group where sales went up.
The trade-off is time. The Real Estate Data Aggregator showed a median of 69 days on market, up 48 days from a year ago. Geneva is a smaller, more patient market. Buyers who find the right home here are still paying close to list. The sale-to-list ratio came in at 97.3%, up 3.5 points from a year ago. And 35.7% of homes went under contract within two weeks, up 2.4 points. Not every home moved fast, but the ones priced well did.
What the national picture adds
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. The local numbers here are running ahead of that in Chuluota and Geneva. That context matters when you are thinking about where this market sits relative to the country.
Rates are the main headwind. CNBC reported the 30-year fixed rate at 7.41% as of October 21, 2026. That is real pressure on buyers' monthly payments. Even so, 100 pending sales across this market says people are still moving forward.
- More inventory is here.
- Prices are still holding or rising in all three areas.
- Sellers who price well are getting close to their ask.
- Buyers have more to compare than they did a year ago.
- The market has shifted toward balance, not away from activity.
These numbers cover whole ZIP codes. One street, one neighborhood, or one price range inside these ZIPs can read very differently from the totals above. If you want to know what the data says about your specific home or the block you are watching, reach out and I will walk you through it.
