More listings are giving Orlando buyers a little more room

The one fact that changes what a seller should do right now: Realtor.com counted price cuts on 22.7% of Orlando-area listings in September 2026. That is the highest share since 2018. Pricing right from the start matters more than it has in years.

These numbers cover the three months ending August 31, 2026, across ZIP codes 32814, 32803, 32789, and 32792.

More homes, fewer buyers moving forward

The Real Estate Data Aggregator counted 545 homes for sale across these four ZIP codes. That is up 10.5% from the same period in 2025. At the same time, pending sales fell 10.3% to 451. More supply and less forward motion is a combination that gives buyers room to compare. It also means sellers face more competition.

Rates are adding pressure too

CNBC reported the average 30-year fixed rate at 7.50% as of October 14, 2026. Realtor.com noted that rates topped 7% for the first time since January 2025 in September 2026. Higher borrowing costs slow buyers down. That is part of why pending sales are softer.

Winter Park (32789) stands apart

ZIP 32789 covers Old Winter Park, a long-established area with higher incomes and strong demand. The Real Estate Data Aggregator shows the median sale price there rose 16.3% year over year to $1,035,000. Homes sold were up 13.5%, and new listings climbed 14.5%. That is a different picture from the rest of the area. Still, days on market stretched to 46, up 10 days from 2025. Even the strongest ZIP is taking longer.

In short
  1. Inventory is up 10.5% and pending sales are down 10.3% across these four ZIP codes, per the Real Estate Data Aggregator.
  2. Realtor.com put price cuts at 22.7% of listings in September 2026, the most since 2018. CNBC put the 30-year rate at 7.50% on October 14, 2026. Buyers have more choices and more time.
  3. Sellers need a sharp price and a well-presented home to stand out.

One thing I have learned in 31 years: the ZIP code average rarely tells the whole story for one street, one block, or one floor plan. A home two streets over can read completely differently from the numbers above. If you want to know where your specific home sits in this market, I am happy to take a closer look.
