One part of East Orlando is moving much faster than the rest

Redfin reported that 20.9% of Orlando sellers cut their asking price in the four weeks ending September 20, 2026. That is nearly 1 in 5 sellers giving ground. But that number does not tell the whole story for East Orlando.

After 31 years in this business, I have learned that East Orlando is not one market. It is several. The numbers from the Real Estate Data Aggregator for the three months ending July 31, 2026 make that very clear this time around.

One ZIP code stands apart

ZIP 32826 is the tightest corner of East Orlando right now. The Real Estate Data Aggregator counted just 2.4 months of supply there. That means available homes are being absorbed quickly. And 49.2% of homes went under contract within two weeks of listing. Nearly half. That is a meaningful number.

ZIP 32825 and ZIP 32817 are also moving quickly. The Real Estate Data Aggregator showed 52.3% of homes in 32825 went under contract within two weeks. In 32817, that figure was 51.1%, with just 2.5 months of supply and only 70 homes available.

ZIP 32828 tells a different story. Months of supply there rose to 4.2, up 1.6 months from a year ago, according to the Real Estate Data Aggregator. Homes for sale jumped 39.1% year over year. Only 33.5% of homes went under contract within two weeks. That is still real activity, but the pace is slower and buyers have more to choose from.

Prices are still holding

Even with more inventory showing up in some ZIP codes, prices have not fallen across East Orlando. The Real Estate Data Aggregator showed the median sale price in ZIP 32826 rose 11.1% year over year, to $375,000. ZIP 32828 came in at $478,000, up 3.9%. ZIP 32825 rose 2.1% to $395,000. ZIP 32817 gained 2.7% to $380,000.

Broader context: rates and price cuts

Mortgage rates are a real factor right now. Market Watch reported the 30-year rate rose to 7.28% as of October 1, 2026. That was the biggest one-week jump in four years. Redfin noted rates were sitting above 7% heading into fall.

Nationally, Redfin reported that about 21% of U.S. home sellers dropped their asking price in the four weeks ending September 20, 2026. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. So prices are still rising nationally, just more slowly.

The Orlando price-cut rate of 20.9%, reported by Redfin, is close to that national figure. It is a reminder that pricing a home well still matters. In the tighter ZIP codes of East Orlando, well-priced homes are not sitting long. In ZIP 32828, with 4.2 months of supply, a seller needs to be more precise.

Rates above 7% are also pushing some buyers toward renting longer. Realtor.com reported the median asking rent in the Orlando-Kissimmee-Sanford metro area was $1,672 in August 2026. At the same time, Realtor.com found that 58.5% of 0-2 bedroom rental listings in the metro were offering concessions that same month. Landlords are competing for renters even as ownership costs stay high. That tension keeps some would-be buyers on the sidelines, which is worth knowing if you are pricing a home today.

The Real Estate Data Aggregator counted 472 homes sold across East Orlando in the three months ending July 31, 2026. That is up 6.3% from the same period a year ago. Pending sales rose 11%. More homes are coming to market, and more are selling. That is a steadier picture than the broader Orlando price-cut story might suggest.
