Oviedo still moves, but buyers are taking a little more time
Mortgage rates topped 7% for the first time since January 2025, according to Realtor.com. That one fact is reshaping how buyers think. It does not mean Oviedo has stopped moving. It means preparation matters more than it did a year ago.
These numbers cover the three months ending July 31, 2026. The Real Estate Data Aggregator counted them for ZIP code 32765, which is Oviedo.
The Real Estate Data Aggregator put the median days on market at 33 days. That is 6 days longer than the same period in 2025. Six days does not sound like much. But it is the direction that matters. Buyers have a little more room to think.
Here is the other side of that. The Real Estate Data Aggregator also found that 35.8% of Oviedo homes went under contract within two weeks of listing. That share actually rose 3.8 points from a year ago. So the market is not slow across the board. Well-prepared homes are still moving fast.
Sales volume is actually up
The Real Estate Data Aggregator counted 232 homes sold in Oviedo in the three months ending July 31, 2026. That is up 10% from the same period a year ago. More homes are changing hands, even with rates where they are. That is a meaningful fact for sellers to hold onto.
The price picture is honest
The Real Estate Data Aggregator put the median sale price at $510,500. That is down 2.8% from a year ago. A small dip, not a drop. Sellers are still getting 97.9% of their list price on average, according to the Real Estate Data Aggregator. That means pricing close to market still works. Overpricing does not.
Only 9.1% of homes sold above list price, the Real Estate Data Aggregator found. That is down 6.1 points from a year ago. The days of routine bidding wars are quieter now. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Oviedo is not immune to that pressure.
What the national picture adds
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, they rose 0.3% in July on a seasonally adjusted basis. Prices are still moving up nationally, just more slowly. That context matters when you are reading Oviedo's small price dip.
Rates are the weight on the scale right now. Realtor.com confirmed rates topped 7% for the first time since January 2025. That affects what buyers can afford. It also affects how long they take before they commit.
Oviedo has real strengths that hold
After 31 years in this business, I have watched Oviedo hold its value through tougher stretches than this. Hagerty High School consistently ranks at the top of Seminole County. The University of Central Florida is nearby. So are major employers like Siemens and Lockheed Martin. Those facts keep drawing buyers with steady incomes and long horizons. They do not disappear when rates tick up.
Seminole County has very little land left to build on. The Real Estate Data Aggregator counted 263 new listings in Oviedo in the three months ending July 31, 2026, down 1.9% from a year ago. Supply is not flooding in. That keeps the floor under prices.

- Sales are up 10%.
- More than a third of homes go under contract in two weeks.
- The median price is down a little, and buyers are taking six more days to decide.
- That is a market that still works, but it rewards honest pricing and good preparation.
One more thing worth saying. The numbers above cover all of ZIP code 32765. One street can read very differently from the whole ZIP code. A home near a top-rated school, or in a neighborhood with larger lots, may tell a different story than the median suggests. That is worth knowing before you pick a number.
