Walk through any neighborhood in Winter Springs right now and the homes look similar. Good schools nearby, established streets, well-kept yards. But the price tag on the sign is doing something the yard sign never shows. It is quietly sorting winners from waiters.

These figures are from the MLS as of October 5, 2026.

Half the lower end sold at full price or better

Among the 122 lived-in homes that sold under $400,000, more than half closed at or above asking. That is 50.8%. In that range, more sellers than not walked away without cutting their price.

Then something shifts. Jump to $650,000 and up, and that number falls to 28.3%. That is 28.3% of sellers walking away at full price, across 127 homes. The homes are bigger. The lots are often nicer. But the buyers at that level have more choices, more patience, and more room to push back.

The middle is not one story, it is two

The $400,000 to $500,000 range, 126 homes, came in at 34.1%. That is the softest number of the four groups. One range up, $500,000 to $650,000 with 104 homes, bounced back to 45.2%. So the pressure is not a straight line from bottom to top. The $400,000 to $500,000 window is where buyers seem to be pushing hardest right now.

September added a wrinkle for buyers

In September, 47 homes came onto the market and only 27 went under contract. That is 1.7 new listings for every new contract signed. Compare that to August, when 43 homes went under contract against just 32 new listings. The inventory is loosening a little, which means buyers have more to look at than they did a month ago.

Rates are part of this picture

The 30-year fixed mortgage averaged 7.28% as of October 1, 2026, according to the Freddie Mac Primary Mortgage Market Survey. A year ago it was 6.34%. That nearly one-point climb is real money every month, and it lands hardest on buyers stretching toward the higher price ranges. It helps explain why the top end is giving ground.

One piece of context worth knowing: the Orlando-Kissimmee-Sanford metro added 16,200 jobs in the past year, the largest metro-area gain in Florida, according to the U.S. Bureau of Labor Statistics and FloridaCommerce. People are still moving here for work. That underpins demand across all price ranges, even as rates bite.

If you are selling

Your price range is doing more work than your address right now. If you are under $400,000, the file says you have real leverage. If you are at $650,000 or above, pricing with precision matters more than it has in a while. Coming in high and adjusting down costs you negotiating room you will not get back.

If you are buying

September's inventory bump is a small window. More listings came on than went under contract, which is a shift from August. If you are shopping in the upper ranges, sellers there are showing more flexibility. That does not mean every price is soft, but it means the conversation is more open than it was.
